Third Quarter 2026

Costa Rica Real Estate: 3rd Quarter 2026

San José remains the country's deepest year-round residential market, Escazú continues to operate as a premium executive and luxury location, and Santa Ana benefits from newer gated development and westward metropolitan growth. As we enter Q4, new-construction supply, currency movements, and property-specific pricing are important matters.

Special Focus: San José • Escazú • Santa Ana | Q2 vs. Q3 2026

Costa Rica ended Q2 with strong residential-market fundamentals, particularly in San José and the Central Valley. The San José residential property price index rose 0.89% in Q2 and 12.48% year over year. Primary-market apartment prices in San José averaged about $2,902 per square meter, up 14% from the prior year, while Escazú averaged about $2,230 and Santa Ana about $2,035 per square meter. Official Central Bank data also showed private residential construction expanding 36.3% year-over-year during Q2, driven primarily by projects aimed at middle- and higher-income households.

A final Q3 San José price index has not yet been published, so the third-quarter picture must be evaluated from current September listing conditions and construction trends rather than a comparable closed-sales index. Those indicators continue to show substantial inventory and active development, particularly in San José, Escazú and Santa Ana. Higher Q2 pricing and strong new construction mean buyers entering Q3 had more new-development alternatives, even as premium Central Valley locations continued to command strong asking prices.

The most important Q2-to-Q3 takeaway is therefore continued demand accompanied by increasing competition among sellers and developers. San José remains the country's deepest year-round residential market, Escazú continues to operate as a premium executive and luxury location, and Santa Ana benefits from newer gated development and westward metropolitan growth. As we enter Q4, new-construction supply, currency movements, and property-specific pricing should matter more than any single national average.
