Orlando • Orange • Seminole • Osceola • Lake | Q2 vs. Q3 2026
Central Florida finished Q2 with strong summer momentum. Orlando-area sales rose for the fifth consecutive month in June to 2,929 transactions, while the median home price climbed to $416,308. Inventory stood at 11,924 homes and supply was 4.1 months, with properties averaging 62 days on the market. Those figures reflected an active market despite mortgage rates around 6.5%, with buyers continuing to transact while inventory remained below the six-month level generally associated with a balanced market.
The market cooled during Q3. By August, overall sales had declined to 2,478, and the median price had eased to $400,676. Inventory rose slightly to 12,144 homes, but the bigger change was months of supply, which rose to 4.9 months from 4.1 months at the end of Q2. Average marketing time also increased slightly to 64 days. Single-family homes continued to hold their value comparatively well, with an August median of $436,456, while condos and townhouses recorded a $301,071 median.
The Q2-to-Q3 shift therefore points to normalization rather than a sharp market reversal. Buyers have gained additional choice and negotiating leverage, while sellers face greater competition from both resale inventory and new construction. Heading into Q4, correct pricing, property condition, and the ability to compete with builder incentives should remain especially important throughout Orange, Seminole, Osceola, and Lake counties.
