Third Quarter 2026

Bahamas real estate: Third Quarter of 2026

The movement from Q2 to Q3 indicates an active, yet highly property-specific, Bahamian market rather than a single national price trend. Nassau and Paradise Island continue to drive volume. Entering Q4, the focus is on turnkey waterfront homes, established luxury communities, and correctly priced properties.

Nassau & Paradise Island • Out Islands | Q2 vs. Q3 2026

The Bahamas finished Q2 with resilient buyer activity across its major island markets. Nassau and Paradise Island remained the deepest market: June completed home sales increased 77.8% year-over-year to 16 closings, while year-to-date completed sales were 7.7% ahead of 2025 and contracted sales were 31.5% higher. The June median sales price reached $1,112,500, although that monthly figure was heavily influenced by the mix of higher-value transactions; the more representative year-to-date median was $580,000. Abaco and Eleuthera also posted stronger Q2 closing activity, with luxury transactions having an outsized effect on island-level averages.

Q3 data through August show transaction activity remained healthy, but pricing became more mixed. Nassau and Paradise Island recorded 14 completed home sales in August, up 55.6% from a year earlier, and year-to-date completed sales increased to 117, up 9.3%. Contracted sales remained 20.4% ahead year-to-date. At the same time, the August median sales price was $432,500 and the year-to-date median eased to $555,000, while median days on market increased to 106 days year-to-date. Average year-to-date pricing remained much stronger at approximately $1.32 million, illustrating the continuing impact of luxury sales.

The shift from Q2 to Q3 therefore reflects an active but highly property-specific Bahamian market rather than a single national price trend. Nassau and Paradise Island continue to drive volume, while other Out Island markets can shift substantially based on a small number of high-value closings. Entering Q4, it's all about turnkey waterfront homes, established luxury communities, and correctly priced properties.
