Pricing a luxury home without guesswork
At the top of the market there are few true comparables. Pricing has to be built from adjustments, absorption and buyer feedback rather than an average.
Luxury pricing fails when it is treated as an averaging exercise. Above a certain price point there may be only a handful of genuinely comparable sales, and none of them will match your property on the features that matter.
Build the price from adjustments
Start with the closest sales, then adjust explicitly: view corridor, water access, lot orientation, club membership terms, construction year and finish level. Write the adjustments down. If you cannot defend each one to an appraiser, it will not survive the appraisal either.
Read absorption, not inventory
Raw inventory counts say little. What matters is how many homes in your specific band and community actually closed over the last few quarters, and how long each took. That tells you whether the market will tolerate a testing price or punish it.
Treat the first three weeks as data
Showing volume and buyer feedback in the opening weeks are the most reliable signal you will ever get. Plan the response before launch: what evidence would justify holding, and what would justify a single decisive adjustment.
Avoid the slow slide
Repeated small reductions train the market to wait. One well-reasoned adjustment, made early, almost always nets more than four reluctant ones.
Pricing discipline is not about being aggressive or conservative. It is about being able to explain the number — to a buyer, an agent and an appraiser — with evidence.
